If you've ever bought a house or rented a property, you'll have likely heard of an 'EPC rating'. But what exactly is this, and how can it help you?
An Energy Performance Certificate (EPC) shows you how energy efficient your house is. It is rated on a scale of A-G - 'A' being highly energy efficient and 'G' being poorly energy efficient. A property must have an EPC in order to be put on the market for sale or rent. Once issued, an EPC will last 10 years before it should be renewed.
As of April 2018, privately rented properties must now have a minimum of an E rating, otherwise it is illegal for landlords to let them out.
The reason EPC ratings are so important is simple. A property with a high EPC rating (A) will have much cheaper energy bills, than a property on the lower end of the scale (G), because a lower rated property will be colder due to poor heat retention and require more energy to keep it warm as a result.
